| The
Branch at Carson Springs is a 144-unit tax credit
property built in two phases, one completed in 1998
and the next in 1999. Development of this property
presented a variety of challenges that aided in its
success.
The land seller had more property than was needed
for the first phase, but was unwilling to subdivide
the property and option it in phases. We were able
to arrange to purchase the entire site and inventory
the land needed for the second phase. The site also
straddles two municipal jurisdictions: the City
of Birmingham and Jefferson County. Thus, we had
multiple and disparate regulatory requirements;
yet this led us to design and build the entire property
to the higher standard in every aspect. In addition,
the property is bordered by a significant wet-weather
creek, which we had to “bridge” to provide
access to the site.
This property was once a “borrow
pit,” cut from a high bank. We made use of
decorative retaining walls and landscaping to transition
from the slope behind our property to the campus
itself.
